The proposal was to provide structural and infrastructure design to the new mixed use development of a retail store and self-contained student studio flat accommodation within 2 upper floors. While the application did not involve works to any listed buildings the site does sit within the context of the setting of Grade 2 listed buildings located adjacent

Our works included the demolition of the existing garages and petrol filling station structures within the site area and assistance with ground remediation. The ground floor consisted of the construction of a new column free (18m clear span) Retail unit amounting to a Gross Internal Floor Area of 375 m2. Floor accommodation with 2 No upper floors providing 9 No. student studio flats amounting to a Gross Internal Floor Area of 453 m2, which were constructed using timber frame.

We also provided works to re-locate access, both pedestrian and vehicular, from the Public Highway (Old Tiverton Road). Vehicular access is afforded for up to 9 parking spaces (including 1 disabled space) for retail customers. Vehicular delivery access is proposed to the front of the building via a shared surface bay off Old Tiverton Road.
