Planning approved at Claremont Lodge, Exeter

Congratulations to the team at Expedite, who have secured Planning and Listed Building Consent at Claremont Lodge, Exeter.  A challenging process and required heavily negotiation with the planners.  A gatehouse, designed as a folly with only half the footprint of a typical house, that the client wished to increase to meet modern requirements for living.

Another one in the bag! 145 New build homes in Westward Ho!

Some good news today as we’ve received Reserved Matters approval for 145 new homes at Westward Ho! on behalf of Wainhomes.

Only a stone’s throw from the beach, the site lies south of Cornborough road and adjoins our now complete Deer Park scheme just north of Bideford. The development will offer a range of open market and affordable homes and form part of Torridge and North Devon’s strategic allocation NOR02, contributing hugely to the local housing need. Engineers progressing St Mary’s Hospital conversion, Bristol

A former private hospital will soon be home to more than 100 students, the scheme involves the former St Mary’s Hospital, close to Clifton Triangle.  A total of 153 student beds will be provided on the site in Upper Byron Place. It will include a mix of studios, two-bed apartments and townhouses as well as common space for residents.

Stowford Mill – Tier 1 under construction

Work on Tier 1 at Stowford Mill has reached the next phase with the arrival of the timber frame. The first block is up to first floor with the adjacent blocks due to commence imminently. URBN Construction Ltd continue to make great progress on the site and Burrington Estates Ltd are taking bookings for tours of the show home.

It was fantastic news yesterday to hear that gym’s will be able to reopen later this month. We have been working with a client to help the bring a new spacious gym to the Derriford area of Plymouth later this year. With the Chancellor also announcing his Eat Out to Help Out policy this week we’re sure he might need to follow that up with a Work Out to Help Out policy once we’ve all had a summer of excess dining! As you can see from the photos, work is progressing well and it won’t be long before it’s ready.

The Rest Phase 2, Porthcawl

Construction is progressing well on Phase 2 of The Rest at Porthcawl. The concrete frame has nearly been completed on all blocks allowing the Metsec framing and window installation to commence. The project is being built by INTELLE CONSTRUCTION LIMITED and the client is Acorn Property Group.

Dartmouth Health & Wellbeing Centre, Dartmouth

Expedite Project Services were instructed as Project Managers and Quantity Surveyor’s to carry-out the initial feasibility estimates and cost planning on a new 2 storey Health & Wellbeing Centre for the people of Dartmouth.

Expedite procured the services of the Professional Team and set about working up the brief with the Architects KTS, the Trust and South Hams District Council.

Following extensive user forums the project has now been submitted for planning. The work to move to stage 3 and contractor procurement are being processed in tandem with the planning permission.

Work on-site is due to commence in the Autumn of this year.

Engineering Team assist with new Dwellings

 

Planning has been submitted for 5 detached dwellings at Wiltown, Curry Rivel. Expedite Engineering assisted the architect in providing pre-planning support, including Highway and Drainage design input, to facilitate a full planning application to South Somerset District Council. We are proud to have been a part of this great scheme,

With input from Apex Transport Planning Ltd and Terra Firma (South), Expedite was able to provide a single point of contact for the client for Engineering, Transportation and Geotechnical Services. We look forward to this scheme progressing through the planning process with fingers crossed for a positive outcome.

 

Progress is continuing at the former House of Fraser redevelopment in central Exeter. The former department store is currently undergoing a soft strip to allow the team to finalise the design of the new hotel. The opening is being targeted for Christmas 2021 – the rooftop bar overlooking the cathedral is certainly going to be a good place to host an office party!

Tier 1 Stowford Mill under construction

Tier 1 has broken ground!  Forming one part of a larger development and phasing, Stowford Mill is a landmark development of new homes and commercial spaces on behalf of Stowford Mill Developments Ltd.  The eight-acre site is being transformed into a vibrant community in the heart of Ivybridge. Works include the creation of new homes, restoration of Grade II listed premises, removal of derelict buildings and essential drainage.

Welsh Whisky Company

The team are thrilled to be working with Welsh Whisky Company on their existing new venture to refurbish the Grade II Listed Old Board School in the centre of Llandudno into their second Penderyn Distillery in Wales.

Expedite are working with Archer Humphyres Architects and the design team to secure planning and deliver the £4m scheme. The anticipated grand opening is Spring 2021. We are acting as the employer’s agent, quantity surveyor and principal designer.

Student Accommodation Approved

Against the backdrop of the current world situation, some positive news as our proposed student accommodation scheme at Blackboy Road, Exeter was approved on Monday evening. Despite a heart in mouth moment when the meeting was briefly suspended for an urgent briefing to councillors, the scheme for 71 units was finally approved following a protracted planning process. This is the first student accommodation scheme in Exeter to be approved in 18 months and is testament to our commitment to work with the planning department. Members were pleased that their previous comments had been addressed and that the developer had listened and adapted the scheme. It is hoped that regeneration of this abandoned site may help kickstart some wider improvements to the area.

Modular Accommodation at Green Farm Hostel, Cardiff completed! 

Green Farm Hostel has been completed!  At the time of the planning submission, Cardiff City Council had 1,341 people in need of temporary accommodation, but only 550 temporary accommodation places.  To address this pressure on their existing housing stock and to help Cardiff Council reduce this area of spend, modular accommodation was proposed at Green Garm Hostel, Cardiff in collaboration with ISO Spaces to provide 8no. two-bed modern units, all fully fabricated offsite.

The development, an extension to an existing hostel, now houses families and individuals in need of temporary accommodation whilst they wait for a permanent home.

Planning application has been submitted on behalf of Prydis HOF Ltd for the redevelopment of the former House of Fraser Department Store, in the centre of Exeter.  With fantastic views looking over the historic Cathedral, the development is proposing a new build contemporary roof top restaurant and bar with Hotel and Retail.

Expedite provided Civil Engineering services in support of the application, with LHC Design providing masterplanning, architectural and landscape design services and PCL Planning Ltd planning support. Detailed Civil and Structural design is due to start, with the project due on site June 2019.

Looking good at new Woods Group HQ, Bumpers Farm

….getting ready for the big reveal for this Friday.

Works are nearing completion at Lansdown House, Bumpers Farm, Chippenham for the new Head Quarters development for the Woods Group and Valldata Services. With a contract value of £5m, the new state of the art facility will provide modern accommodation for around 200 employees, highly efficient production space, using the latest technology in security and IT systems.

The 50,000sq ft facility will provide office accommodation, production space, and accommodation for digital platform development and a world class efficient response handling capability. Whilst meeting modern environmental standards, the building will also provide a range of enhanced staff welfare facilities.

Expedite Design and Engineering services were employed (RIBA Stage 2 – 6) and were supported by property experts GVA providing a range of property and project management services, Hydrock, and their construction partner, E G Carter and Co Ltd.

Delivering a new building, industrial in design, consisting of a steel frame with composite clad envelope, with feature aluminium framed curtain walling and concrete floors and exposed ceiling soffits. Internally the office areas will provide a mixture of large open plan spaces complimented with smaller more private workspaces, all with a very contemporary feel.

Heathcoat Fabrics, Tiverton – Proposed re-roofing of land locked warehouse

Expedite Engineering were engaged by Heathcoat fabrics to coordinate the re-roofing of one of the more difficultly located units.  With the site land locked between other active industrial units we were tasked with not only providing a valid and cost efficient design but also a design that would allow full install of main structure and all secondary cladding elements within  2 week shut down period.   The project was made complicated further by the compound and affluent mechanical plant and their extraction flues that exists within and around the area of works that can not be altered in any way during or after the frame install.  Until the short part shut down period, all works are to remain live throughout.  Expedite opted to generate internal and external point cloud surveys gathering accurate 3D information and allowing the primary structure to be built in Revit avoiding clashes and minimising all risks of an extended installation period.

The new owners of Stowford Mill invite you to attend a community consultation event to be held at the Watermark on Friday June 6th between 2.00pm – 8:00pm.

You will be able to view historic photographs of the site and see how it looks today. The owners will present some of the initial ideas for the site and show how they meet the requirements of the Planning Brief prepared by the SHDC.

Coastal Housing

Expedite Project Services have been commissioned to provide Employers Agent and Quantity Surveying services for the redevelopment of the former Pines county club in Swansea.
The scheme comprises of 28 number residential units, 16 apartments and 12 semi detached housing units, together with the development of 2 number retail units and associated infrastructure. The scheme, due to the land topography will require retaining structures to allow access to the rear properties. with dedicated entrance/egress points for both the residential and retail areas of the development.

Expedite have been appointed by Arriva trains wales for 7 number refurbishment schemes through wales. The schemes comprise of internal refurbishment to areas within the live station environment. The appointment of Principal Designer services to aid with the rolling programme of development Arriva are currently carrying out through its network of stations.

Expedite are delighted to continue our work with Arriva with this further commission.

New commissions for Engineering Services team

EXPEDITE’s Infrastructure & Structural Engineering teams have been working with Persimmon Homes to provide the construction drawings for a number of sites throughout Devon which include Bideford, Crediton and the Exeter area.  Sites range in complexity and size (50 – 150 units) but are delivered with strong technical precision within tight deadlines.  Expedite have been engaged to be involved from pre-planning through to full technical delivery and completion.

7 luxury dwellings at Porth Cove, Newquay

Expedite are pleased to announce a new commission for Living Quarters (The View Porth)Ltd to provide a full suite of Design services relating to technical delivery.

The property is situated on Watergate Road, just a short distance from Porth Beach and includes works to the Cliff-top which forms one part of the South West Coast footpath.

Coal Orchard, Taunton

With an approximate value of £10m, Expedite Engineering have recently delivered RIBA stage 3 on the structural content of the proposed Coal Orchard scheme in Taunton, on behalf of Taunton Dean Council.  The development is set in a prime riverside location at the very heart of Taunton’s culture quarter and consists of 4 new structures and multi-use and concourse / public realm area with accommodation comprising of a mix of 42 apartments, 5 restaurant units, gym and 7 retail units.

 

 

115 High Street, Merthyr Tydfil Town Centre completed

As part of the Vibrant and Viable Places Framework (VVPF) targeting regeneration projects in Merthyr Tydfil Town Centre, Merthyr Tydfil Housing Association commissioned Expedite PM/QS and Architectural team to take on this listed building.

Positioned on the High Street, 115 was an eyesore and structurally dangerous, and together Merthyr and Expedite have transformed it into residential apartments and commercial offices.

 

BIM champion joins Expedite

Jake Woodgates joined us in February 2018, to bolster our Structural team and further develop our Revit capabilities.  Jake has recently specialised in working within a collaborate BIM environment and will continue to develop this with Expedite.  Jake also holds vast amounts of experience in refurbishment, mass housing and complex new builds.

Climbing Hanger Planning Approval gained

Congratulations to the team for obtaining a complicated change of use planning approval from general industrial (Class B2) to assembly and leisure (Class D2) (indoor rock climbing centre) with minor external alterations and rationalisation of external works car parking.

Well done!  Looking forward to having a go on the bouldering section!

Your chance to step inside shipping container student accommodation

Residents are being offered the opportunity to step inside innovative housing which is being proposed for a brownfield site in Penryn.

An application to house 264 students in recycled and renovated shipping containers on the Kernick Industrial Estate has already been submitted to Cornwall Council, along with proposals for a health centre and surgery in the former Home Shed building on the site.

And the developer, Irregular Cornwall, will be taking one of the units on tour later this month.

The containers are environmentally-friendly, affordable and would help to ease the pressure from students on local housing in Falmouth and Penryn.

In associated with GVA, Planning approval has been gained on behalf of the Woods Group Ltd to construct their new 60,000 sqft flagship headquarter building at Bumpers Farm, Chippenham. Woods Group are a market leading charity fundraising service which assist charities across the UK with services including charity raffles, weekly lotteries, payment processing & direct debit management. They currently operate from a number of premises on the Bumpers Farm estate and intend to consolidate and expand into purpose built premises with a start on site late Summer 2017.

YMCA Exeter’s Changing Rooms, Changing Lives Campaign

YMCA Exeter provide over 18,000 nights of accommodation each year for young people who are facing homelessness in Exeter. The Changing Rooms, Changing Lives campaign, which launched in January, will see the complete renovation of the currently dated and unwelcoming communal living space at its St David’s Hill centre.

With your help, this space which over 70 young people every year call their home, will be transformed into somewhere that is warm, welcoming and inspiring. The organisation have a vision to transform it into an engaging space so that every resident can flourish in a thriving community and environment.

Stable Block conversion, planning application approved!

Working in collaboration with Bell Cornwall , Chartered Planning consultants based in Exeter.  Expedite are pleased to announce a second planning approval achieved this week, involving a conversion of an existing stable block, on the estate of Medland Manor, Cheriton Bishop into residential use.

Listed Building Planning Approval received!

On behalf of Merthyr Tydfil Housing Association, through the vibrant and viable places programme, 115 High Street, a listed building positioned on the High Street and was an eyesore and structurally dangerous.

An application for the refurbishment and retention of the Listed facade was awarded approval by the LPA. Congratulations to the team, a collative effort by the Project Management, Architecture and Heritage team.

South West Consultancy Framework 2017-2021

New Appointment with Resound Health

EXPEDITE have been commissioned by Resound Health to carry out design and specification works for a multiple site project based in Plymouth, on behalf of Livewell Southwest. The works consist of the interpretation and development of the brief following audits by CQC, Infection Control and Risk to improve the facilities used by the organisation.

Expedite Project Services is delighted to be working again with property developer Burrington Estates on an exciting new project in the thriving city of Exeter. Following the success of projects such as Dean Clarke House in Exeter, Ocean Crescent in Plymouth and Stowford Mill in Ivybridge, Expedite has been appointed to act as Project and Cost Manager for The Library Lofts project.

The project will see the transformation of another historic landmark building, which once housed the City Library & Records Office, into a mixed-use scheme featuring 46-bedroom student accommodation and two commercial units.

Planning been submitted and is awaiting decision. Works are due to start in November 2014 and complete in time for the next student intake.

Expedite continue expansion into elderly care market

Expedite has been appointed as Employer’s Agent for a new 73-bedroom care centre at the heart of the prestigious area of Pontcanna, Cardiff.

The new facility will provide specialist EMI dementia services in addition to general nursing together with other services to the community.

The scheme has received the appropriate planning permission, with works due to start on site in November this year. Completion is expected in January 2016.

The scheme is being funded by Welsh funder Principality, making the whole project team 100% all Wales-based

Stowford Mill

In January 2014, Expedite was commissioned to offer Project Management services for Stowford Mill Estates. It has already successfully launched a public consultation on the £20m heritage restoration, which aims to transform the former mill into a beautiful eclectic mixed use development.

Expedite will lead on the client’s vision to transform this eight-acre site, which sits in a beautiful location in the Erme Valley and is framed by Dartmoor National Park and Brunel’s Great Western Railway, into a beautiful, eclectic, mixed-use development.

Sampsons Farms Country Hotel

In March 2014, Expedite secured the project management commission on Sampson’s Farm, Preston, Newton Abbot.

The planned development includes the redevelopment of this idyllic farm into a charming and graceful holiday let destination located in the grounds of the renowned Sampsons Farm Country Hotel. Expedite secured the appointment to lead the development from initial concepts.

Ocean Crescent project riding a wave of success

Having been appointed to provide Project Management Services for the refurbishment of Ocean Crescent, a 122-apartment development at the heart of Plymouth, Expedite is delighted with the progress of this landmark building to date.

Currently undergoing a £1million revamp following a buy-out by luxury property developer Burrington Estates, Ocean Crescent is receiving a cosmetic upgrade to the exterior, plus a complete refresh and modernisation of the interior communal areas and 104 of the 122 apartments. This includes four luxurious duplex penthouses, which have city and coastal views.

Expedite is very pleased with progress to date and has been impressed by the overwhelming interest and appetite for the apartments following the official launch in May, with the developers having to release apartments ahead of their scheduled released date in order to keep up with demand.

Expedite embarks on design-led apartment building

In May 2014, Expedite was delighted to take on the contract to act as the Employer’s Agent for an innovative new apartment building in the heart of Cardiff Bay by Loosemore Home, a multiple award-winning developer.

Aimed at those looking to take their first steps on the property ladder, Dixie comprises a range of 43, one- and two-bedroom apartments that are contemporary yet with architectural design that compassionately reflects the history of the conservation area and surrounding buildings. This is a funky development showcasing homes that are compact and full of clever details and contemporary fittings.

New Ipswich medical centre takes shape

Following Expedite’s appointment as Employer’s Agent on the Two Rivers Medical Centre in Ipswich in May 2014, the project is taking shape.

Developed by Apollo, which finances and develops purpose-designed primary care premises, the new state-of-the-art medical facility takes the place of West Villa, a former Hostel that was vacated by Ipswich Borough Council in early June. It will serve approximately 25,000 local residents and provide a mix of accommodation, including consultation and treatment suites, a minor operations suite and GP training facilities.

Apollo has now entered into legal agreements with the Local Authority to secure land for the development and, in conjunction with Ipswich-based KLH Architects, have also lodged a planning application for the development. It is anticipated that a decision will be made by the Local Authority Planning Department in September.

Apollo will invest over £6m in the delivery of the new facility and it is anticipated that once planning consent is obtained for the development proposals, construction will commence in early 2015 with completion expected in spring 2016.

Dr Jonathan Knight, lead GP for the two practices for the project, said: “We are excited about the prospect of being able to serve our patients from better accommodation. In particular we will have a building that allows full accessibility, properly equipped treatment and consulting rooms, the ability to provide a wider range of medical services and space to provide health education and training.”

Expedite’s appointment stems from a strong a track record of the delivery of 5 other Medial Centres by Director Andrew Woods.
